What is a licensed surveyor?
A licensed surveyor has carried out training beyond a university degree in order to be authorised to carry out Title Re-establishment Surveys, property Subdivision and make amendments to title such as consolidation of titles or the creation/removal of easements. There are a only a small number of licensed surveyors in Victoria.

Title Re-establishment Surveys
Knowing the physical location of your legal property boundary is important when planning construction or development on a property, or to verify the accuracy of the fence locations. Our licensed surveyors specialise in this area, and will efficiently and accurate determine the location of your boundary, mark it on site, and can also provide advice in regard to any issues arising from this process where legal boundaries and established fencelines do not agree.
Property Subdivision and Dual Occupancy
A licensed surveyor is required to determine the new boundaries for any property subdivision, and submits them to the regulatory authorities via SPEAR. As our suburbs undergo continuing development, it's important to have an experienced surveyor to guide you through these processes.
Adverse Possession
Where a Title Re-establishment survey has determined that there is a discrepancy between the legal title and existing fencing of a property, a dispute may arise over the ownership of a piece of land. Our licensed surveyor can provide you with advice and guidance on the steps involved in resolving the issue and ensuring the result is lawful.
Consolidation of Title
During the land development process, it is sometimes necessary to combine lots of land which exist under different titles into a single titled lot. This may occur during the development of medium density housing developments or large commercial developments.
Creation/Removal of Easements and Covenants
Easements give someone else the right to use or access someone else's land, while covenants place limitations on the land use, eg. a building envelope. Wilson Surveying can prepare the relevant survey plans required for submission with your Planning Permit to enable a variation of these restrictions.
