A subdivision or dual occupancy project can be a an effective way of unlocking more value from a block of land. The process of subdividing is getting easier as the State Government looks to increase the amount of housing available in the suburbs of Melbourne. Generally straightforward 2 lot subdivisions may fall under a VICSMART permit application category, which will be faster to approve.

Can I subdivide my property?
This is where all development needs to start. Your title may have restrictions/covenants regarding building and development on the property, and you need to contact your local council to check what issues they may foresee in approving a subdivision at your address.
I’m ready to subdivide
Most subdivisions will start off with a Planning Permit to Develop, which will be submitted by your designer or architect. Wilson Surveying can provide the initial Site Analysis Survey and Title Re-establishment Survey that provide the foundation of your development plan.
Once you are ready to subdivide, you will consult with Wilson Surveying and your Architect/Town Planner to get proposed subdivision plans drawn up showing proposed lot sizes and building footprints for your Planning Permit to Subdivide application. Wilson Surveying will submit the necessary documentation via SPEAR for your local council and services authorities to review, ask questions of, amend and approve a Permit to Subdivide.
Once you build your development and all of the conditions on the subdivision permit have been met, Wilson Surveying will issue a final Plan of Subdivision for certification and your new boundaries will be marked on site. This plan is submitted to council and the council with issue a Statement of Compliance for the subdivision. The Plan of Subdivision and Statement of Compliance are submitted via your conveyancer to Land Use Victoria whereby the plan will be registered and the new land titles will be issued.
